This page outlines the agreement between the Guest named on the Booking Summary (“you”) and Fantastay (“which is wholly owned by XFlat services FZ LLC”). Fantastay is exclusively authorised to arrange stays in the Accommodation through a holiday home operating license. Guests booking with Fantastay consent to the terms and conditions relating to your rental of the Accommodation.
This Agreement is with Fantastay is to occupy the Accommodation during the agreed period as set out in the Booking Summary (“Your Stay”). Guests are not tenants of the Accommodation and they have not been granted exclusive possession of the Accommodation. You are renting the Accommodation for a pre-agreed upon period approved by Fantastay.
Any disputes or claims in relation to a booking with Fantastay shall be governed in accordance to the laws of the UAE.
You acknowledge that you are over the age of 18 which is the minimum age of the primary Guest booking with Fantastay.  

You agree to pay the Accommodation Fees in full as stated in the Booking Summary along with any additional fees incurred due to overstaying. You authorize Fantastay to collect the full amount as stated in the Booking Summary at the time of check in. You will also bear the cost of any damages to the Accommodation or its’ contents.
The Accommodation Fees set out in the Booking Summary are for rental of the Accommodation only. You will be charged for additional services requested during your stay such as housekeeping, spa services, limousine drop off etc.
In the event you attempt to avoid a check in you will still be charged for the full amount as stated in the Booking Summary which Fantastay will collect from the debit or credit card you registered at the time of Booking.
Payments made to Fantastay are through a registered payment provider via a secured connection. The cardholder must retain a copy of the transaction records and Merchant policies and rules.
Payments can be made via Visa or Mastercard.

Each Booking Summary indicates a pre-designated check out time of 11 am. Unless specified before-hand, late check-outs can incur additional charges that will be collected at check out. The penalty for unauthorized late check out is the equivalent of 1 nights stay and Fantastay’s Guest Relations Officer will arrive at the Accommodation to check you out.
 

Every property contains a customized fire and health & safety guide which you are responsible for reviewing. You are primarily responsible for your safety for the duration of your stay at the Accommodation.
Please notify staff at Fantastay if you notice anything that could threaten your health and safety throughout your stay.
Each property has designated house rules to which you must comply with throughout the duration of your stay. These rules are outlined in the brochure you will receive upon check in from the Fantastay staff.
Fantastay has a strict intolerance toward abuse of its team members. Physical or Verbal abuse can result in immediate eviction from the property and a permanent ban from staying with Fantastay.
All guests staying in the booked Accommodation must be accounted for in the Booking Summary. If you wish to invite additional guests, you must notify Fantastay staff for approval. This agreement is between you and Fantastay and cannot be transferred to another party without written acknowledgment from the staff at Fantastay.
 Unauthorized stays of additional guests in the Accommodation may result in immediate termination of the rental agreement and a penalty charge of up to 1500 AED per night.
In addition to complying with following the House Rules and directions from Fantastay Staff you are obliged to:
 Leave the accommodation in the same condition you found it in.
 Not harm or damage any objects in the buildings common areas
 Not leave any objects outside the accommodation throughout your stay
 Not take any personal effects or content found in the accommodation unless advised otherwise
 Not to move or alter the positioning of any furniture
 Not to disturb any neighbors through disruptive behaviors such as loud music, dancing, entertaining, unhygienic practices and any actions showing disrespect to the local culture
 not conduct any illegal or immoral activity from the Accommodation;
 Not to make any changes to any of the contents in the Accommodation or to the Accommodation itself
 You agree not to tamper with any “off-limits” areas indicated by sealed tamper tape and accept fixed charges associated with tampering.

Fantastay recommends that you procure a personal insurance policy that can be obtained in advance through Fantastay.
 Please report any damages or missing items if noticed on arrival. Your Guest Relations Manager will present you with an Accommodation content list which when signed is a written promise to return the home in the same way it was handed over. If ignored, Fantastay will assume the damage was caused by you and charges will be applied.
 In the event of damage occurring during your stay, please notify Fantastay staff promptly.
If you cause damage to the Accomodation during your stay you will be liable for full replacement/fixture of said damages.
Fantastay will deduct the respective amount to cover the cost of the damages from the security deposit. If the cost exceeds that of the security deposit, Fantastay reserves the right to make additional deductions on the card registered in the booking summary.

Once Fantastay has dispatched the Confirmation of Booking you will be liable to pay 50% of the entire amount as set out in the Booking Summary. The payment will be collected by Fantastay within 1-2 working days of confirmation.
Unless stated otherwise in the Booking Confirmation, you are liable to the following cancellation policy: Cancelling a booking more than 30 days before the start of your stay holds you liable to pay 50% of the full accommodation fees as stated in the Confirmation Booking (“Accommodation Fees”) for the entirety of your stay (agreeing to these terms authorizes Fantastay to deduct the charges related to the booking from the credit or debit card details which you supplied when making the booking).
If you cancel a booking 30 days or less prior to the beginning of your stay you will be liable to pay the full amount stated in the Booking Summary that reflects your entire stay (agreeing to these terms authorizes Fantastay to deduct the charges related to the booking from the credit or debit card details which you supplied when making the booking).
Once a Confirmation of Booking has been sent, Fantastay cannot cancel the respective booking. However, under extraordinary circumstances in which the Accommodation is unavailable for all or part of the respective booking period, Fantastay will organize suitable alternative accommodation for the period of the booked stay.
Each Accommodation Agreement corresponds to a contract related to a given property on given dates. Any changes of these dates or choice of property is tantamount to a cancellation of a booking, unless Fantastay agrees otherwise.

At the start of your stay, Fantastay will pre-authorise or deduct the security deposit of AED 1500 indicated in the Booking Summary from a credit or debit card. The security deposit amount will be released 1-3 working days after the check out back to the card the amount was received from.  Fantastay is authorized to make deductions from the security deposit in the event of any damage to the Accommodation or its contents or in the event of late check-out or overstaying.

Fantastay is committed to providing you with Accommodation of a high standard. If on arrival you should find cause for complaint, please notify Fantastay staff immediately and every step will be taken to resolve the issue. Fantastay is committed to offering a seamless experience and highly adept to conflict resolution.
You must notify Fantastay of any cause for complaint in timely fashion. Failure to do so could affect your right to reimbursement or compensation.
In the event a complaint is made, you must provide a working phone number so that Fantastay can communicate with you regarding the respective problem or complaint.
In the event of a complaint after your stay, you must formally write to Fantastay within 28 days of checking out of the Accommodation.

All credit/debit cards details and personally identifiable information will NOT be stored, sold, shared, rented or leased to any third parties. 
The Website Policies and Terms & Conditions may be changed or updated occasionally to meet the requirements and standards. Therefore the Customers’ are encouraged to frequently visit these sections in order to be updated about the changes on the website. Modifications will be effective on the day they are posted.

Any dispute or claim arising out of or in connection with this website shall be governed and construed in accordance with the laws of UAE.
United Arab of Emirates is our country of domicile.
Minors under the age of 18 shall are prohibited to register as a User of this website and are not allowed to transact or use the website.
If you make a payment for our products or services on our website, the details you are asked to submit will be provided directly to our payment provider via a secured connection.

We accept payments online using Visa and MasterCard credit/debit card in AED
